Broker agreement

Broker accounts are reviewed manually before publishing rights are granted. You agree to give accurate identity, agency and contact details, and to update them if they change. We may re-verify or revoke approval at any time.

You confirm that you own each property you list or are authorised in writing by the owner to market it. Listing a property you are not authorised to rent results in immediate removal.

• Photos must be of the actual property, recent and unedited beyond basic cropping.
• Rent, deposit and any recurring charges must be stated exactly as charged.
• Address, locality and nearby campus details must be correct.
• Amenities, food, occupancy and gender preference must reflect reality.
• Unavailable properties must be unpublished within 48 hours of being rented.

Respond to enquiries and visit requests within 24 hours, and confirm, decline or propose a new slot rather than leaving requests pending. Persistent non-response reduces listing visibility.

Nivara does not collect rent or deposits on your behalf. You may not charge students any fee for a Nivara introduction beyond the rent and deposit stated on the listing. Collecting an undisclosed brokerage from a student is grounds for permanent removal.

Treat every student professionally. Discrimination on the basis of religion, caste, region, disability or gender identity, harassment, or sharing a student's contact details with third parties is prohibited.

Student reports are investigated and may lead to a listing being unpublished while we contact you. You will be told the reason and, where possible, given a chance to correct the listing.

Repeated inaccurate listings, undisclosed fees, unsafe properties or misconduct end your access to Nivara. You may close your broker account at any time; listings are unpublished immediately and pending visit requests are cancelled.

Nothing in this agreement creates an employment, partnership or agency relationship with Nivara. You remain solely responsible for your properties, your tenancy agreements and compliance with local rental laws and registrations.
