Terms of use

Nivara is a discovery platform that lists student accommodation and connects students with owners and brokers. Nivara is not a landlord, agent or party to any rental agreement. Any tenancy, payment or dispute is between you and the property owner.

You must be at least 18 years old to create an account. You are responsible for the accuracy of the information you provide and for keeping your login credentials secure. Notify us immediately if you suspect unauthorised access to your account.

Owners and brokers must be approved before publishing and must list only properties they are authorised to rent. Listings must show accurate photos, rent, deposit, address and availability. We review listings before they go live and may unpublish or remove any listing that breaches these terms, without notice.

A visit booked through Nivara is a scheduling request, not a reservation of the property. Owners may confirm, decline or propose another slot. Students should cancel unwanted visits in advance. Repeated no-shows may lead to booking restrictions.

Nivara does not collect rent or deposits on behalf of owners and does not charge students a brokerage fee for using the platform. Never pay before visiting a property. Any payment you make to an owner or broker is at your own risk and outside Nivara's control.

• Do not post false, misleading, discriminatory or unlawful content.
• Do not scrape, copy or resell listing data from the platform.
• Do not attempt to bypass security controls, access other accounts or disrupt the service.
• Do not harass other users, owners or our team.

You keep ownership of the photos, descriptions and reviews you upload, and you grant Nivara a non-exclusive licence to host, display and promote that content on the platform. You confirm you have the rights to everything you upload.

The platform is provided on an "as is" basis. While we verify listings and approve brokers, we cannot guarantee the condition, legality or availability of any property. To the extent permitted by law, Nivara is not liable for losses arising from a tenancy, a visit or any dealings with an owner or broker.

We may suspend or terminate an account that breaches these terms, misrepresents a property or puts other users at risk. You may delete your account at any time by contacting us.

We may update these terms as the service evolves and will change the date at the top of this page. These terms are governed by the laws of India, with courts in Pune, Maharashtra having jurisdiction. Questions? Use the contact page or write to legal@nivara.in.
