Staying safe on Nivara

Finding a home involves money, documents and strangers. Here is what we do about that, and what you should do too.

Manual broker approval

Every owner or broker account is reviewed by our admin team before they can publish a single listing.

Listing review

New homes go through an approval queue where photos, address and pricing are checked against what the owner claims.

Transparent money

Rent and deposit are shown upfront. Nivara never asks students to pay a brokerage fee to use the platform.

Fast reporting

One report is enough for us to re-review a listing, and repeat offenders are removed from the platform.

Before you visit

  • Book the visit through Nivara so there is a record of the date, time and property.
  • Tell a friend or family member where you are going and when you expect to be back.
  • Prefer daylight hours for a first visit, and take someone with you if you can.
  • Compare the listing photos with the actual room before you discuss money.

Before you pay

  • Never pay a token, deposit or rent before physically seeing the room.
  • Pay through traceable methods such as UPI or bank transfer, never cash without a receipt.
  • Get a written rent agreement stating rent, deposit, lock-in, notice period and what the deposit covers.
  • Check the ID of the person collecting money and confirm they are the owner or an authorised agent.

Red flags

  • Pressure to pay immediately to "hold" the room.
  • Refusal to allow a visit, or excuses about the owner being unreachable.
  • Rent far below the market rate for that locality.
  • Requests to move the conversation off the platform before you have seen the home.
